As the above statistics show, the housing market in Placer County is still strong. The February 2005 listings increased by 178 units from a year ago (February 2004), and the sales in the same time frame also increased by 58 units, indicating approx. one-third of the increased listings have already been sold. The overall listing inventory remains relatively low when compared to the last five years (keep in mind that the population and total housing units have increased from 2001).
The under $399,000 price range had 121 sales for the 163 total listings, indicating that price range has approximately 40 days of inventory.
The $400,000-$599,999 price range had 135 sales for the 346 total listings, indicating that price range has approximately 75 days of inventory.
The $600,000-$799,999 price range had 44 sales for the 201 total listings, indicating that price range has approximately 4.8 months of inventory.
The $800,000-$999,999 price range had 7 sales for the 59 total listings, indicating that price range has approximately 4.5 months of inventory.
The over $1,000,000 price range had 11 sales for the 130 total listings, indicating that price range has approximately 11.8 months of inventory.
The Placer County housing market appears to remain strong at this point in time. If we see the under $399,999 and under $599,999 markets start to approach 3-4 months of listing inventory, the buyers and sellers will start to equal out. Currently, the sellers still have the advantage.
